Demands and Needs
All brokers will issue a demands and needs statement with their quotations, but how many will offer to read the leases to ensure that what they are offering is compliant with the lease? Of the leases we have read, 40% have had the insurance policy in the wrong name, which could prove to be catastrophic in the event of a claim.
Our Policy Wordings
We have unique specially enhanced wordings agreed with each insurer, we do not believe that a standard residential property owners product is suitable for blocks of flats. A standard residential property owners policy usually has an unoccupancy clause which activates when a single flat is unoccupied, the terms are usually impossible to comply with, with perils being deleted.
Our policies do not do this; we simply apply an additional £500 excess. If someone has let their flat out many standard residential property owners policies only pay loss of rent to the policyholder not the individual leaseholders. Read More
